How Lakeland landlords inspect (in order)
- Kitchen appliances. They open the oven, pull the burner grates, and check inside the fridge. This is the #1 deduction spot.
- Bathrooms. Grout, caulk, behind the toilet, and the exhaust fan cover.
- Baseboards, blinds, and door frames. Where dust and pet hair collect that you never see at eye level.
- Floors. Especially corners, closet floors, and behind doors.
- Walls. Nail holes, scuff marks, and anywhere furniture rubbed.
Room-by-room move-out cleaning checklist
Kitchen
- Inside oven, including the racks, glass door, and drawer beneath.
- Stovetop, burner grates, drip pans, and the range-hood filter (dishwasher-safe on most models).
- Inside microwave, top and bottom.
- Fridge and freezer: unplug 24 hours before, wipe every shelf and drawer, pull out to sweep behind.
- Inside every cabinet and drawer — vacuum crumbs, wipe with damp cloth.
- Dishwasher: run an empty vinegar cycle, wipe the door gasket.
- Sink: descale faucet and sprayer with vinegar; scrub the basin.
Bathrooms
- Scrub tub/shower walls, doors, and tracks. Descale the showerhead.
- Grout scrub in the shower and floor. Re-caulk any dark or missing seams.
- Toilet: seat hinges, base, floor behind and beside.
- Vanity: inside drawers and cabinets, faucet, mirror, backsplash.
- Exhaust-fan cover: remove, rinse, dry, replace.
Bedrooms, closets, and common areas
- Wipe all baseboards, door frames, and door handles.
- Dust every blind slat and window sill. Blinds are a top deduction spot.
- Wipe light switches, outlet covers, and thermostats.
- Fill nail holes with paintable spackle. Small holes usually don't get charged if patched.
- Closet floors, shelves, and rods — dust and vacuum.
- Ceiling-fan blades and light fixtures.
Floors
- Vacuum carpets edge to edge, including under where furniture stood.
- Spot-treat any stains — a $6 bottle of enzyme cleaner beats a $200 carpet-cleaning charge.
- Mop tile and LVP with warm water only (no wax or oil-based cleaners in rentals).
- Sweep the garage and patio if they're part of the lease.
Moving IN? Do this before you unpack a single box
- Disinfect every door handle, light switch, and toilet handle.
- Wipe cabinet interiors before putting away dishes or clothes.
- Run an empty dishwasher cycle with vinegar.
- Change the AC filter — you never know what the last tenant did.
- Take dated photos of every wall, floor, appliance, and fixture. This is your insurance if your landlord ever disputes damage.
